Roofers in Woldingham

Roofs on a hilltop of country houses that arrived with the railway.

Woldingham stands on top of the chalk downs, at 700 to 800 ft. We look at its pitched roofs, flat sections and roofline in turn, show you photos, and write down one price.

Small country houses after 1884

When the railway opened in 1884, easy access led to many small country houses being built here. Houses from one period can still differ, so we judge every roof from what is actually on it.

Manning and Bray recorded a tiled roof on the old church of St Agatha; after an 1831 rebuild a later writer found flint, stucco and brick with a wooden bell-turret. Mixed materials teach us to inspect every junction.

A big house can carry a pitched main roof plus flat roofs over bays, porches or extensions. Each covering ages differently, so we price the pitched and flat parts from what the survey shows.

Three short chapters on how the hilltop was built over, who looks after a bigger job, and how pitched, flat and roofline work fit together on a larger house.

Stage 01 · First look

From two farmhouses to a railway suburb

In the early nineteenth century Woldingham had two farmhouses and four cottages, and the railway changed that within a generation.

The Victoria County History says Woldingham stands on top of the chalk downs at 700 to 800 ft, and that when Brayley wrote in the earlier nineteenth century there were only two farmhouses and four cottages. Then came the line. The Croydon and East Grinstead railway opened in 1884 and passed under the parish in a tunnel. Woldingham station, first called Marden Park, lies outside the parish, but the easy access led to many small country houses being built. The same history says the village was very small and built round a green, and that newcomers were drawn by the high situation and dry soil. That is the story behind the hilltop's building stock: a place that filled in late, house by house, from the 1880s on, and it is why we treat every plot separately when we price. A survey that starts from the actual roof, not the date of the street, is the only fair basis for a quote.

Does that history tell us what is on a roof?

It tells us roughly when the first wave arrived, not what any single roof is made of, so guessing is off the table. Houses built in the same decades can have had very different covering, repairs and extensions since. A roof may have been re-tiled once, patched twice and added to at the back. The record also cannot tell us what sits underneath, whether battens are sound or the underlay survives. That is what the survey is for, and why our photos cover the slope, the eaves, the loft and every joint we reach.

How old is too old for the covering?

Age alone rarely settles it. For concrete tile Marley quotes about 60 years, while stressing the figure is no guarantee. Marley cites the Building Research Establishment for a 60-year minimum on clay tile. A house from the 1880s may have been re-covered since it was built, or may still carry old clay, and only a close look says which. Neither number is a countdown, and a roof past 60 can be sound if it has been looked after. Where the covering is sound and the trouble is nails, battens or a few cracked pieces, a repair is the better buy. Where the slope is worn right across, our pitched roofing page describes what stripping and re-covering involves, and the written price arrives only after the survey.

Stage 02 · Permissions

Tandridge, the Southern team and a listed church

Planning in Woldingham sits with Tandridge District Council, and a shared team handles building control across three districts.

On a hilltop of larger houses the work often goes beyond a few tiles, so it pays to know which council to ask and when. None of this slows an ordinary repair.

Which councils matter on a Woldingham roof?

Planning is for Tandridge District Council. Its building control comes from the Southern Building Control Partnership, a single team shared with Reigate and Banstead and Mole Valley. Woldingham lies outside the South Downs National Park. The national dataset maps a Woldingham Green conservation area, so for a house near the green it is worth asking Tandridge's planners whether the address falls inside it; matching repairs rarely raise an issue either way. The Church of St Paul and Nethern Court House are each listed Grade II, so a listed address calls for listed building consent before its character is altered. St Paul's is used for Church of England worship, which puts it on the Church's faculty route rather than the council's.

Does a flat roof renewal count as building work?

It can. Approved Document L, the energy rules for dwellings, counts fitting a fresh waterproofing layer to a flat roof as renovation, and it treats a renovation as major once it reaches beyond a quarter of the whole external envelope's surface area. So a new membrane over a large extension may bring insulation upgrades into play. We do not guess at the outcome. At the survey we measure the roof, and where building control looks likely to get involved, the written quote says so before you commit. For the wider planning picture, our guide to planning permission for roof work helps you decide what to ask Tandridge's planners.

What should I keep from a bigger job?

Keep the written price, the survey photos and any reply from the council or building control team, filed together in one folder or email thread. When you set our price beside another, check that each total states whether it includes VAT and the scaffold. Papers like these are what a buyer's solicitor asks for when a house is sold, and they cost nothing to file. On a large house with several owners over the years, a tidy paper trail also stops the same questions being asked again at the next survey, and it shows the next owner which parts of the roof were renewed and when. If the work is on a listed house, also keep the list entry and any consent letter.

Stage 03 · On site

Pitched, flat and roofline together

A larger house puts pitched slopes, flat sections and a long roofline in one project, and the order we work in matters.

On a bigger Woldingham house the roof is rarely one thing. A tiled main slope may meet a flat roof over a kitchen or porch, with lead between them and a long run of gutter around the lot. We plan these jobs as one, so each part is dealt with in the right order and nothing is left leaking while we work on another. Lead goes in before the covering that laps over it, and gutters are fixed last so ladders and scaffold do not damage them.

How long should a flat covering last?

The figures are ranges, never promises. For EPDM the GreenSpec guide expects 20 to 30 years of service. A flat roof cost guide from Less puts GRP at 25 to 40 years and felt at 10 to 20, with the lower numbers for felt. What decides a real roof is its detailing and drainage: BS 6229:2025 keeps a minimum finished fall of 1:80 on general areas and internal gutters, and a roof that holds standing water ages faster. When we look at a flat roof we check the falls, the upstands and the outlets before we talk about the covering. Our flat roofing page explains the systems we fit.

Drainage on a flat roof deserves its own check. We look for ponding after rain, outlets clogged with leaves and moss, and splits where the covering turns up a wall.

Where does lead come in?

Lead is the usual answer where a pitched slope meets a wall, a chimney or a flat roof. Royston's brochure gives Code 4 for soakers, flashings, pitched valley gutters and dormers, with Code 5 upwards for parapet and box gutters, and the heavier the code the thicker the sheet. We check each joint for splits and lifting, and say whether a local patch is enough or a new run is wiser. Below all of it, the fascia, soffit and gutter carry the water away, so the roofline gets inspected during that same visit.

What does the scaffold need on a larger house?

Surrey County Council is the highway authority. A licence is only required where scaffolding occupies the road or pavement, applications go in at least 10 working days ahead, and a 28-day licence is listed at £208. We sort out the paperwork alongside the scaffolder; ask us at any point who is filing it. Poles set up wholly within the grounds need no highway licence, which many larger plots here may allow. Message us a photo of the flat section, valley or gutter run that has you unsure, along with your Woldingham road, and the survey is next.

Answers about Woldingham roofing

Can a Woldingham house with flat and pitched roofs be done in one job?

Yes, and it is usually sensible. We survey both, then give one written price covering the pitched slopes, the flat sections and the lead between them. Doing them together means one scaffold, one set of dates and no part left leaking while another is repaired. If you prefer to phase the work, we say what each phase would involve.

Which Woldingham roofs need a word with Tandridge's planners first?

Woldingham Green has a conservation area on the national planning dataset, and the Church of St Paul and Nethern Court House are listed Grade II, so a listed address needs consent before its character changes. If you plan a visible change, especially near the green, put that to Tandridge District Council's planners first, because the answer is theirs and not ours.

Who checks building work for a Woldingham re-roof?

The Southern Building Control Partnership, the shared building control service for Tandridge, Reigate and Banstead, and Mole Valley. Small repairs need no approval, while a sizeable re-roof or a new flat membrane across a big area might. We ask the team before the start date, and your written quote records what it said, so you are never left guessing about the paperwork on your own roof.

Does the railway history affect how old my roof might be?

Only as a rough guide. The line of 1884 brought many small country houses, so some Woldingham roofs may date from the decades after. Houses from the same period can have been re-covered since, and no record shows which. A survey shows what the covering is, how the battens have fared and whether the underlay survives, and the photos show you what we found.
