Roofers in South Godstone

Station-village roofs on the Wealden clay, south of Godstone.

South Godstone began as a new village near the station, as the 1912 county history records. Each roof is judged on what is up there, and we price in writing once we have looked.

Records from 1912 mention a school chapel and the Grange mission-room. Porches, lean-tos and small flat roofs beside buildings like these need their own covering and their own checks, so we check each one separately.

A South Godstone roof, step by step

How to read a station-village roof

Three short chapters on how South Godstone grew, what a listed manor means for a repair, and who to ask once a job gets bigger.

Stage 01 · Background

A village that grew beside the line

South Godstone began as a village beside the station, so we judge every roof on what is in front of us, not on the street.

South Godstone has a short paper trail. The Victoria County History volume for Surrey, published in 1912, says Godstone station on the Redhill to Tonbridge line lay more than two miles from Godstone village, and that a new village had grown up beside the station. The same volume lists a Church school at Godstone station, built in 1884 and enlarged in 1905, which shows the station village was well under way by then. Even so, we never read the age of a roof off a street name or a postcode. Neighbouring front doors can hide very different work: an original covering on one, a patched slope on the next, a recent re-cover on a third.

Where does a survey of a village house begin?

Down at the gutter line. We look at the joints in the guttering, the outlets, the fascia board that carries it and the soffit under the overhang, because a dripping joint keeps the bottom course of tiles wet all winter and slowly rots the timber behind it. Then we move to the slope: tiles that have slid, snapped or crumbled at the edges, and any sag that points to a tired batten, the timber lath each course of tiles hooks onto. Last come the high points. On the ridge, the capping along the very top of the roof, we press the bedding to see whether it holds or powders. Gable ends get the same test along their sloping edge, which roofers call the verge. You get a photo of every finding, with a note of what it means and what leaving it alone would risk.

Does an older tile roof have to come off?

Not on age alone. Concrete tile gets roughly 60 years from Marley, offered as a guide rather than any promise, while the Building Research Establishment names 60 years as the minimum life expectancy for clay. For old handmade peg tile, a conservation writer calls that clay figure clearly unreliable. What decides the matter is the condition of the tile, the nails and the timber under it. Checkatrade's October 2026 guide puts the typical UK range at £170 to £500 for replacing as many as five cracked tiles, with scaffold included at the top end. If a repair will hold, that goes in your quote and the rest of the roof stays untouched. Our pitched roofing work covers tile, batten and underlay repairs, the underlay being the waterproof sheet beneath the tiles. On each slope we record the profile and shade of the tiles as well, so replacements can be matched to what is already up there.

Stage 02 · Listed buildings

Lagham Manor and what listing means

If your roof belongs to a listed building, a repair can need consent before the first tile is lifted, and the council decides.

Lagham Manor is the best-known listed address in South Godstone. The National Heritage List has carried it at Grade II* since 11 June 1958, and the brew house, stable and oast house just north of it are listed Grade II. A roof counts as listed only if its building is. That sounds obvious, but a listing found after the quote is a nuisance, so we ask early.

What does listing change about a roof repair?

Section 7 of the Planning (Listed Buildings and Conservation Areas) Act 1990 makes it an offence to make unauthorised alterations to a house like Lagham Manor where they bear on what makes it special. A roof is a large share of the way a building looks, so a different tile, a new ridge or a rebuilt chimney cap can all count. Whether one particular repair is like for like is a matter for the planning officers at Tandridge District Council, and an email reply is worth more than a phone call. We keep our photographs plus a record of tile type, size and colour on each slope, which gives the council something concrete to answer.

On a listed roof, ask the council before you order a single tile.

Why are outbuildings such as an oast house harder to match?

Because their roofs rarely follow the pattern of a modern semi. A brew house, stable or oast can have steep slopes, small hips and awkward junctions, and the covering may be hand-made clay that nobody is still making to the same pattern. Where two slopes meet, rainwater gathers, and on an older roof that junction is often dressed in lead sheet. We inspect each one early, because a worn lead dressing can let water into a ceiling while the tiles either side look fine.

If you are not sure that your building is listed, the council can tell you, and so can the paperwork from your purchase. A listing can cover a barn, a cottage or a garden wall, so a small building is no guarantee of a free hand. When the answer is yes, we leave the start date open until the council has replied. When it is no, a repair in matching tile goes ahead on the day we agree. Our dry ridge and dry verge page explains why mechanical fixings matter on bedded ridges, which is worth knowing before you ask the council whether a dry system would be acceptable on an old roof.

Stage 03 · Permissions

When a South Godstone repair becomes a re-roof

Planning sits with Tandridge District Council, building control with a partnership of three councils, and the scaffold licence with Surrey County Council.

Plenty of roof jobs are over in a day and need no paperwork. Forms arrive with a larger scheme: stripping most of a slope, swapping the covering for another material, or putting scaffold on the public highway. Here is who we ask in South Godstone, and why.

Who looks at a full strip and recover?

Tandridge District Council names the Southern Building Control Partnership as its building control team, a service it shares with Reigate and Banstead and Mole Valley. For the national rule of thumb we turn to the Planning Portal: normally no building control application is needed if under 25 per cent of the building envelope and under 50 per cent of the roof is touched. Separately, the Portal requires approval where the new covering weighs 15 per cent or more over the old, or where fire could affect it quite differently. When a survey shows a full strip coming, we work out which side of those lines you fall on and put the answer in your price before you commit. A search of the national conservation area dataset finds nothing mapped at South Godstone, though a listed building is a separate matter. Our post on planning permission for roof work explains where to look if you want to change the roof's appearance. If the whole roof has to go, the roof replacement page walks through a job from strip to handover.

Does the scaffold need a licence?

If the poles have to stand at the roadside or on the footway, Surrey County Council wants a licence. Surrey wants the form in at least 10 working days ahead of day one, and each 28 days costs £208. Its page names no applicant, so the scaffold firm and we agree who files it before booking, and we tell you. A frame kept to your own land is not on the highway, and we look for room for them at the survey.

What if bats are using the roof?

Roof repair features in the GOV.UK guidance on protected bats. Should we meet droppings, or a gap that bats are using, we stop work, tell you what we saw and decide together what happens next before anything else is lifted. To begin, photograph where the roof meets the gutter and where two slopes meet, add your postcode, and send both to us.

South Godstone roofs, answered

How old is a South Godstone roof if the village grew up around a station?

The 1912 county history only tells us a new village had grown up near the station by then. Your roof may be original, re-covered or patched, so the date on a deed says little. We look at the tiles, battens and underlay, then show you in photos whether a repair is enough or a slope needs stripping.

What should I ask the council about roof work on a listed building?

Ask Tandridge District Council's planning team whether your repair needs listed building consent, and request the reply by email. Send them our photographs and a note of the tile type. We hold the start date until that reply arrives, because changing the look of a listed roof is not a decision for a roofer, and a reply in writing protects you later.

Which body signs off a full South Godstone strip and recover?

Tandridge points to the Southern Building Control Partnership for building control. The Planning Portal's test is whether less than 25 per cent of the building envelope and less than 50 per cent of the roof is affected. At the survey we work out which side of that line your job sits, and the result goes into your written price.

Where does the scaffold go if I have no drive?

On the pavement or road, which needs a licence from Surrey County Council at £208 for 28 days, with at least 10 working days' notice. We sort out who applies with the scaffolder before fixing a date. Where the poles fit within your boundary, no highway licence arises, and we look for that space when we visit.
